How to apply for a rental property

 

This is a very exciting time! Once you have decided which property you would like to rent, you will then need to complete a tenancy application form
You can download an application from this website, or you can collect one from our office. You can also request one from the staff member who shows you through the property.
You will need to disclose some personal information as well as provide us with your contact details. We will also need to see evidence of current and previous rental history. We will also require your employment and income details, and to access your identification. Your references need to be readily available during business hours or after hours. These contact numbers need to be provided by you the applicant. We will also need copies of 100 points of identification submitted for each tenant applying for the property.
Finally, please also note that we do check the two national tenant databases as part of our application process.
The application procedure is simply to confirm that applicants are able to pay the rent on time and keep the property clean, damage free and maintain the grounds to a high standard.
It is important that you follow the instructions outlined on the application form, and complete the form in its entirety.
We strive to get back to our tenants within 48 hours, to let you know if you have been successful or unsuccessful with your application. If you have a good application, we will be happy to keep it on file for you, and try to help you find another property which is suitable.         

 

Start of Tenancy

 

  • Step 1: Tenant pays 2 weeks rent and a 4 weeks bond upfront to White Rhino Property.
  • Step 2:  White Rhino Property lodges the deposit with the rental bond board within 14 days. This provides protection for both tenant and landlord.
  • Step 3: Proof of lodgement is then issued to tenant

 

End of Tenancy

 

  • Step1: The property is inspected & accounts are checked and balanced. Amount of deposit to be returned is agreed between landlord & tenant.
  • Step 2: Landlord instructs White Rhino Property to release some or all of the deposit
  • Step 3: The deposit is released by the rental bond board and confirmation issued. This normally occurs within +/- 10 days of the end of the tenancy.
 

Emergency Maintenance

 

All maintenance should be reported to your property manager, and ideally it should be in writing, so both you and the property manager have a record of it.
In situations of an emergency, please phone our office on 02 6255 8836. If it is outside business hours then you should take whatever action is necessary to protect your goods and the property from further damage.
Your lease agreement does not authorise you to do repairs yourself. If you do so, the landlord is not obliged to reimburse you for the cost incurred. We ask that you use our trades people as they are trusted by our company to carry out necessary emergency repairs.
Emergency items are generally those that could cause injury to the tenant or damage to the property, and may include:

  • water pipes have broken or burst
  • blocked or broken toilet (if a second toilet not available)
  • serious roof leak or gas leak
  • dangerous electrical fault, dangerous powerpoint, loose live wire etc
  • flooding, rainwater inundation inside the property, or serious flood damage
  • serious storm, fire or impact damage (ie impact by a motor vehicle)
  • failure or breakdown of the gas, electricity or water supply to the premises
  • hot water service failure on a weekend
  • fault or damage that makes premises unsafe or insecure
  • fault likely to injure a person, cause damage or undue inconvenience
